Procedure for apartment searching
1. Inquiry
First, please suggest the criteria for your new apartment to FLAT Inc. (rent, budget, size etc…).
We will search the apartment from the databases which are viewed only between professionally licensed realtors.
Therefore, we have access to any apartments in Tokyo.
If you wish, we disclose these databases to you in our office.
2. Viewing apartments
After choosing 3 to 5 apartments to view, you will be shown these apartments.
When we show you apartments, we will check the environments with you (distance to supermarket, station and other facilities).
3. Filling out an application
Please choose one apartment which you wish to fill out the application.
You can only reserve the room after turning in application to the landlord.
Once you turn in your application to the landlord, the apartment is closed for viewing to other people.
Once you decide which apartments to apply, you have to be fast in order not to give other people chance to view the apartment.
4. Tenancy examination
he landlord and management company will conduct tenancy examination based on the information you provide in your application.
During tenancy examination, they will look at your income, visa and so on.
During this examination, they will call you and your guarantor (emergency contact) to confirm the will to rent the property.
Some landlords check your Japanese skill, also.
5. Signing the contract
After the examination and receiving the confirmation from the landlord, you will sign the contract. Before signing the contract, you have to pay the contract money.
The way of making this payment differs from landlords to landlords.
It is either paying in cash or making money transfer to directed bank account.
Please confirm how you have to pay the contract money.
6. Moving in
Now you receive a key to your new place, and move in!
