Can I rent an apartment without a personal guarantor?
Yes, you can! If you do not have a guarantor, you can use Guarantor Company. Most rental apartment requires using Guarantor Company instead of using a guarantor.
It will cost 50% ~100% of monthly rent plus maintenance fee to use Guarantor Company. You will pay this fee when you sign the contract. You will renew the contract with Guarantor Company yearly.
Can I still rent an apartment if I do not speak Japanese?
Yes, you can! However, there are still some landlords who hesitate to rent the apartments to foreigners today. It is because they are afraid of not being able to communicate especially in case of emergency. FLAT Inc. will interpret the contents of contract while the landlord explains when you sign the contract.
You also have life support from FLAT Inc. after you move in. Therefore, you can always ask questions to us FLAT Inc. even after you move in.
Is the length of contract flexible?
Yes, it is! We also deal with monthly apartment and guest houses. They are good for short term rentals. Regular rental apartment requires more move in cost (Key money, Deposit and Agency fee) than these monthly apartments and guest houses, therefore, it is not recommended for short term stay.
Is there a fine if I cancel the contract before the contract ends?
No, there is not. Usually, a regular rental apartment’s contract is two years. It does not mean that you cannot cancel the contract, but you have to pay renewal fee after two years. When you cancel the contract, you have to give the notice to the landlord (usually it is one month notice). As long as you give the notice to the landlord in advance, you do not have to pay a fine.
However, apartments come with one month free rent or no key money might require paying a fine if you cancel the contract within six months or one year. You will be notified about this kind of information before viewing apartments.
While I am gone for a long time, can I rent the apartment to someone else?
No, you cannot. The landlord lends you the apartment because he or she trust you not anyone else. You are the only one who can line in the apartment. You can still invite friends over your apartment.
